How roofs are measured

How roofs are measured, and why two measurements of one roof can differ

A roof can be measured on site by a professional, or from imagery taken by aircraft, satellites or drones. Either way the same arithmetic follows: footprint, pitch, surface area, then waste. Knowing those steps makes it much easier to see why quotes disagree about the size of a roof.

On-site measurement by professionals

A roofer, estimator or inspector measures eaves, rakes, ridges and valleys with a tape measure or a laser distance meter, and reads the pitch of each plane with a pitch gauge or a digital level. The lengths are sketched plane by plane, and the areas are worked out from them.

Working on a roof takes training and fall protection such as harnesses and anchors. Professionals often decide a section is too steep, too wet or too damaged to walk. They then measure it from a ladder at the eaves, from the ground or from imagery, and their notes should say which parts were measured that way.

Aerial and drone imagery

Measurement services work from aircraft or satellite images, and drone pilots photograph the roof from the air, so nobody has to climb up. Diagrams and aerial reports explains how those reports are made and what they contain.

Imagery does best on clear, simple roofs. It is less reliable where trees cover the roof, on complex roofs with many small planes, and where the images are older than recent changes to the house.

From footprint to surface area

A footprint is the area of a roof section seen from directly above. A sloping surface is larger than its footprint, so each footprint is multiplied by the pitch factor for its slope. The steeper the slope, the larger the factor.

A 6/12 plane has a factor of 1.118, so a 500-square-foot footprint becomes 559 square feet of roof. Adding the planes gives the surface area, and dividing by 100 gives squares. Roof pitch and roofing squares explained works through a full example.

Adding waste

Shingles are cut to fit at hips, valleys, rakes and around penetrations, and the offcuts are discarded. A waste percentage covers those cuts. A simple gable roof is often figured at about 10 percent, and a roof with many hips and valleys at 15 percent or more.

Starter strip and ridge cap are not part of that percentage. They are ordered by the linear foot: starter strip from the eave and rake lengths, and ridge cap from the ridge and hip lengths.

Pitch factors

Common pitches and their factors

  • 4/12Factor 1.054. A shallow slope, common on ranch houses and porch roofs.
  • 6/12Factor 1.118. A moderate slope found on many houses.
  • 8/12Factor 1.202. Steep enough that many contractors price the labor higher.
  • 10/12Factor 1.302. Every 100 square feet of footprint carries about 130 square feet of roof.
  • 12/12Factor 1.414. A 45-degree slope, rising one foot for every foot across.

Why totals differ

Two careful measurements, two different numbers

Most differences come down to scope, method or waste.

  • Scope. One measurement includes the detached garage or the porch roof and the other does not.
  • Method. The way a roof is measured shapes the total in several ways.
    • Pitch. One measurement applies a single pitch to the whole roof, while another reads each plane separately.
    • Overhangs. Imagery sees the roof edge from above, so overhangs are included. A figure worked out from wall lengths misses them unless they are added.
    • Hidden areas. Trees, shadows and stacked roof sections hide edges from imagery.
    • Old imagery. An addition built after the images were captured will be missing.
  • Waste. One total is bare surface area, and the other has waste added, or a different percentage.

Differences of a few percent are normal, and rounding explains some of them, since totals rounded up to whole squares or bundles grow a little at each step. For a larger gap, ask which of the three applies. That is the quickest way to resolve it.

Cross-checking

What an independent cross-check looks like

Working out the same footprint twice with the same pitch readings is not a real check. If a pitch was misread or a wing of the house was left out, both calculations repeat the mistake and agree with each other.

An independent check compares two totals that do not share inputs. The usual example is an on-site measurement set against an aerial or drone report for the same roof. If a professional's tape and pitch gauge and a report built from imagery land within a few percent of each other, both are probably sound. If they do not, the gap shows where to look: a missing section, an overhang, a pitch or a waste allowance.

Homeowners can ask for this. When two contractors quote, ask each one how they measured. If one measured on site and the other worked from an aerial report, similar square counts are reassuring.

What you can check from the ground

You never need to go onto a roof to follow a measurement. Stay on the ground.

  1. Pace out the length of each outside wall at ground level, or take the dimensions from a house plan or property survey, and sketch the outline of the house.
  2. Count the stories, and note porches, garages and additions with roofs of their own.
  3. From the yard or an upstairs window, count the hips, valleys, chimneys and skylights you can see. Binoculars help.

A wall outline gives a rough sense of scale and nothing more. Overhangs add area beyond the walls, and measuring pitch on the roof is best left to a trained person, or read from proper imagery.

Never climb onto a roof to measure it

A pitch that looks gentle from the yard can be hard to stand on, and falls from a one-story roof cause serious injuries. A storm-damaged roof is more dangerous still. Measuring is work for trained crews with fall protection, or for imagery.
